Notice to Buildings 8 & 9

Phlysense Water and Freeze Sensors

Dear Neighbors,

The Association will be delivering the Phlysense water leak detectors on Friday.

Friday, May 1, Buildings 8 & 9. Starting at 9:30 AM.

The installation is simple. The sensor will be placed on the floor in your utility closet.

Fact: Water is the leading cause of property damage in condo communities.

Windswept's  Insurance provider has issued us a sensor for each unit in our community. The sensors detect water and low temperatures. They were provided to us at no cost to us by our insurance carrier as a risk reduction device.

How does it work? Each sensor uses cellular technology, so a Wi-Fi connection isn't needed. When water is detected, the device sends alerts by text, phone, and email to management and director contacts. The messages include building number, unit number, owner's name, and phone number.

Installation

The sensors will be placed on the floor of every utility closet between the water heater and the HVAC pan. Since they operate on a long-life battery, no maintenance is required. Installation will require a quick visit and less than 5 minutes.

Plan

The Association will notify each building via email regarding the proposed installation date and time. The process will be expedited if owners are present. For unoccupied units, access may be gained using lockbox keys.

Benefit

If one water emergency can be avoided by early detection, thousands of dollars can be saved.

Garage Lighting, Building 3, 4 ,5, 6, and 8

Our electrical contractor, Critical Peake, will be on-site to install new garage ceiling fixtures.  On Wednesday, April 27, 2026, they will start in Building 4. Building 3 will follow.

Installations will continue throughout the month of May.

Notices will placed in each building a few days before work begins. Automobiles need to be moved outside during the installation.

The new fixtures will be motion sensing. This featrure will save much money on our electric bills.

Katchmark Construction is on site today to continue the scope of work on building #7. Crew is currently 
working on flashing all walls.
~ Starting Thursday, we will go back to building #5 to start installing metal counter flashing and re-secure lightning cable rods back down to the roof decking.

Katchmark Construction is on site to continue the scope of work on building #7 and are 40% completed with building #7.

So Far buildings #5,#4, and #9 are 99% completed, Katchmark will work on installing metal counter flashings on these buildings this week.

Garage Lighting Project Update April 9, 2026

Critical Peake, the electrical contractor, has secured a grant from Delaware Department of Natural Resources and Enviormental Control. The next step is to secure a grant from Delaware Electric Co-operative.

Critical Peake has installed two light fixtures In Building 5's garage for testing.  The lights are motion sensing. The requirement is that the lights sense people and vehicles as they pass below. The lights will remain illuminated for 10 minutes after motion has ceased. 

The association wants to be sure that the lights work properly before installing 270 lamps. You will find these LED lights brighter and cleaner. They will not rust and they are vapor proof and therefore bug-proof.

The fixtures are 40 watts replacing 80 watt flouresecent fixtures. The main savings will be derived by the motion sensing feature. 

As soon as Delaware Electric Coop delivers their grant, installation in all garages will begin.

The materials will be lifted to the roof and work will begin.
