Year-over-Year Comparison of Electric Billings.
Summary: June’s billing
is the first to show the results of the garage lighting improvement
installations. Starting on May 1, garages 3,4,5,6, and 8 were upgraded to
motion sensing fixtures. June billing started
on May 13. The average YOY saving attributed to lighting consumption of the
five buildings was approximately $100 - $130 per building which is in range of expectations.
Notes: Building 7 was not
upgraded since LED fixtures were installed in 2024. Building 8’s equipment problem
skewed the 2025 billings. These costs were excluded in the lighting consumption
calculations.
Cooler temperatures also reduced air conditioning electric consumption.

Windswept Condominiums Important Notice
Important Message: Property Management Change
All Windswept Residents,
As we announced on Saturday at our Board meeting, we decided to terminate our management contract with FSR and transition to Premier Management (PCAM) The Board conducted a detailed, months-long search for a new company and selected Premier for several reasons.
1 - The technology and financial software platform they use
is generally regarded as one of the best in the area of HOA/COA management.
Vantaca is the name of the software, which will allow the Board
real-time access to our financials and provide a much more
user-friendly experience for residents.
2 - They are a Lewes based firm managing many communities
throughout Delaware, especially along the coast. All of their senior
management are local. They are a firm that does not outsource call
management to a call center. Every call, day or night, will be
answered by someone from the Lewes facility who has full knowledge of
Windswept and our contractors. This will allow for faster and more
efficient resolution of problems in the community
3 - We interviewed the community manager who will be
responsible for Windswept and were impressed with his background, ability and
approach to working with residents.
4 - Premier is the only company we interviewed that actively
uses AI to help manage properties. They will run all of our billing
through an AI agent that will look for duplicate billing, mathematical errors
and more. They will run our utility bills through the AI agent to
look for unusual spikes or anomalies. This doesn't remove the community
manager's responsibility but adds another layer of oversight that we feel can
be helpful.
5 - We negotiated a contract that costs less than FSR's and
includes no increase for the first 3 years, after that there is a built-in 3%
annual increase. The result of this work is a better contract, better
services at a lower price.
While we are sure it will not be perfect, we do feel that
this is a significant upgrade for the community.
THINGS TO KNOW
FSR is managing our community until 7/31 and all payments, including the 7/1
quarterly assessments, must be made to FSR just as you have made in the
past. Any work orders or calls for assistance should continue to go to
FSR/Jenny Reid until July 31st .
Premier will begin its transition toward management on July 1st
and take over full responsibility on August 1st.
In July, we will host a meeting with Premier so residents can
meet the team. During the meeting, PCAM will help everyone set up Vantaca
accounts, giving you full access to its tools by August 1st .
